Advantageous Moves

The estate agent's role is evolving as buyers' reasons for moving are changing, says Oliver Hughes of Bush Property Services. People are prepared to buy properties they wouldn't have considered previously simply because they happen to be close to a well-regarded school.

Traditionally, people have moved house either because they want somewhere bigger, in a better location, or their job makes them relocate.

According to Oliver, there is a new phenomenon in the housing market as people are buying homes they wouldn't normally consider, for reasons such as family and work.

"Previously," says Oliver, "There was a natural curve to people's buying patterns. They started small, gradually purchased bigger properties in better locations as they had children, and then as the children left home or, sadly, the couple split up, they would downsize again whilst keeping the quality.

"Today, people are prepared to buy properties they wouldn't have previously considered simply because they happen to be in a good location for future jobs or close to a well-regarded school.

"As a result, the role of the estate agent is evolving. We're not simply about selling houses anymore. Our job has expanded to include advice on job prospects in different parts of Cambridge, the best schools in the locality - and their catchment areas - and the travelling distances and times involved.

"We have to know an area in much more detail than ever before and this is where agents like Bush, with our strong local focus, have a distinct advantage over others. We have an intimate knowledge of the increasingly popular nearby villages as well as the centre of Cambridge itself and can offer sound advice on the best schools, the job hotspots and the best places to live to take advantage of those and other local amenities.

"People are prepared to move into a house they don't like, in an area they might not even enjoy living in, simply because of its other advantages. Schools, jobs and amenities are becoming as important as the immediate surroundings."
